    Mt daghter, Kelly, and her fiance, Craig

    are buying a house in Charlottesville, VA. They just had a home inspector go through the place, but I'd like a good heating contractor to look over the HVAC before they sign the contact. Do we have a trustworthy Wallie in or near Charlottesville who can take a look at their furnace (which is in a crawl space)? We'll pay you, of course.

    Also, the furnace is a Lennox Pulse GSR140-3-5-7. Have their been any problems with this unit that you can tell me about?

    Dan,
    I'm not in the area but I am a Lennox dealer and that G14 pulse furnace does have issues with the heat exchanger. The welds that connect the primary to the secondary have a tendency to leak. It is due to faulty brazing alloy. These furnaces need to be put under a pressure test and if they hold pressure for a certain amount of time they are good. For what it is` worth every one I have tested has failed. I can email you the bulletin on this procedure if you would like. Make sure who ever you get to test it knows Lennox. I also can get you the Lennox reps number and he can tell you who to call.

    I would think people would be jumping all over themself to
    help you/family out.

    Dan,like John everyone I come across is cracked.if that the
    case lennox would want you to send the furnace to their place to have it tested.Even tho they make claim that it has
    a lifetime warranty this only applys to the seller.

    If it over twenty years old and your family becomes the new owners then they will not get the new furnace.

    If it were me I would be asking for a discount on the price of the home to cover a new furnace.Depending on the market
    up there should be easy to get it.

    If for some reason you are not able to find someone in that area that can help you guys then,let me know.

    It would be my honor to take a long day in travel up that way to help out.However,you would have to giveup alot of stuff from books and more.LOL.

    Thanks, Don.

    This one is in the crawl, and the installer put in down there in such a way that access to the filter is on the oppopsite side of where the crawl space door is. You have to be a gopher to change it. The home inspector wasn't able to check the AC system and I'd love to have someone with smarts go over all of this before the newlyweds sign. The house is 95-years old and has some very interesting work throughout, especially up in the attic - rough-hewn boards for the roof.

    Thanks for the offer. Hopefully, someone closer to town will pick up on my call for help during the coming work week. I'd hate to ask you to travel.

    Charlottesville is about two hours south of here. I would be happy to send my service manager, Bill Dooly, down to check it out and write up a report. We would not be able to perform regular service due to the distance.

    Two good contractors in the area are Blue Ridge Radiant (Wayne & Frank) and Albemarle Htg. & AC (Tom). -DF

    No problem sending Bill down. We are busy - but then again, we are busy year round. We just would be unable to respond to emergency "no heat" or "no cool" calls. That is when you want to have a relationship with a local contractor.

    I know both contractors have been on the wall but I don't know if they are regulars. I will e-mail their contact information when I'm at the office tomorrow am. -DF

    Why not go for hydro-air with a new hi-e mini unit tucked away in a closet or under the kit counter? Sounds like it's time to kill the furnasty anyway. Once that's in place, lots of new comfort items can be blended in as the budget allows. Indirect water heater, towel warmer(s), panel rads, radiant......

    once the house is well insulated and efficient hydronics are in place, your operating costs will be much lower. This will work to your advantage even if you sell the place in a few years- those lower operating costs will set your house apart from others on the market, so yours should sell first and you'll get a better price.

    And you'll realize your Dad was right :-0

    Kelly, check the seller's disclosure to see if heating system problems were noted...probably not. Also your home inspection may have turned up a carbon monoxide problem or some levels of combustible gas. IF there is a problem you can ask the seller to deal with replacement costs or at least to share the cost of replacement or repair - since the problem was not disclosed and was therefore not part of the purchase/sale agreement. Discuss this with your agent or closing atty. Don't rely on wall hung CO detectors.

    If I were a manufacturer, I'd be seriously interested in helping the daughter & son-in-law of a guy who has the ears of wet heads tuned in to what's said & written. The cost to replace a furnace tucked into a crawl space wouldn't be that much less than the cost to leave it in place while utilizing its blower for the A/C and hydro-air coil while adding a boiler. I'd bet there's a good story to be told about a hydronic retro-fit in such an application. If only there was someone to tell it!

    I totally agree, and I sincerely congratulate you for planting the seed; you are obviously a man who "Plays It Forward".

    This could be a good one. Poor Kelly and her beau may have a house full of expert heating geniuses down there this week. Dad may have to be called in to monitor the heating/cooling situation. Mom may have to be called in to monitor Dad.
