If it was me, I'd first look into how competitive electric baseboard is. Electric rates should be far less volatile than gas over then next 10-15 yrs. If you then decide to go the gas route, I'd go simple....small cast iron boiler with an indirect for hot water. While I might agree that high efficiency equipment is pretty reliable, there are still so many more things that can go wrong on them. Why spend $$ every year on higher maintenence, and repair, only to save your tenant a few bucks. It will not pay off dollar wise. (can you tell I am a landlord)

    Wife & I are looking at a 4-plex that has just one giant boiler, and all the original rads throughout the house. (2-pipe HW system). It was a single family divided up into 4 units. Assuming the dead men got it right when they sized the rads (large one in the living room, med ones in kit, dining, bedroom, small one in bath) we want to separate the gas into 3 meters, 3 water heaters and 3 boilers, and do a re-pipe. (unit 4 already has electric BB and WH). We would just do the standard 40 gal water heaters, but any suggestions on the boilers? The old beast ties into a 8 or 10" duct which could be utilized, or these could be power vented out the side. Would small munchkins or Laars mini-therms do this job cost effectivly?

    Dont use a Munchkin if you want a system that runs trouble free. I'm total in to sleeping at night knowing my boilers are running.Copper finn will not last as long as cast iron.
    Call your local heat guy for a quote.

    You know Timco... I do some service on Munchkins regularly. I think that they are a fine boiler. I have seen a couple of situations where little things like the outdoor sensor getting a spider in it but that can be solved with a little goop. The one thing about em though is that you really need to set em up well with a combustion analyzer. In fact this is the key to any boiler in my opinion. Granted cast iron is more forgiving.. But it is 100 year old technology. You will get rid of 90% of your copper fin tube and munchkin problems with a proper start up...

    As always your posts are right on target .You should be a internatinal dart champ bullseye every time.I have a couple of munchkins out but i'm a idiot who follows manafactures suggested installation instruction and i've yet to even have one go off on fault that was the equiptment fault .The only promblem i incountered was high temp limit which was because i didn,t enter a post running of the indirect circ that's it also mostly because as htp shows i put a thermal loop on the supply and return in liue of 2 check valve leacing all the heat in the exchanger when it shuts off after satisfying the domestics .Great American made product peace and good luck clammy again hats off to Mr.Hunt

    I will be setting up these units with a combustion analyzer...but am now wondering if anyone has had good luck with Crown boilers? My local dealer can get me a good price on them as well...around $1500 for a 120K btu unit.

    Yes, we have installed crown boilers never been on a single callback on those, but with 120K those must be some humongous apartments. my 1400 sq' house only demands a heat load of 43K
