excessive boiler pressure

got a burnham residential boiler .pressure at stand still 12psi...temp starts to get to 170 ...pressuregoes up to 25....checked out expansion tank (extrol) was ok .... dissconnected tank and opened valve to meke sure boiler water getting to tank..was ok .... air pressure in extrol was 18 psi ..... changed presure reducing valve ..evenshut that off after pressure up to 12 psi in boiler ..... isolated domestic hw coil .... not that ...manually opened up taco zone walves still does it grrrrr .

i installed this boiler 6 years ago and been working ok ..with the tank that was there ..... i even tried installing a new tank yesterday .. same size0 -

change gauge, check, then put in larger tank0 -

With the water pressure at 25 and the tank air pressure at 18, that pressure difference is being made up by the diaphram. It seems too small or something else is going on. Did you check all the guages for accurate readings?
