this AM was for not enough heat on a parallell primary/secondary job we installed this summer. The Property Manager read an e-mail he received last evening from one of the condo folks. The radiators were warm, but the apartment was cool. "Why not yesterday morning when it was 10*?" No answer.
Mr. Fixit toodled over around 10 AM. Tekmar 264 showed 138* system temp. Target was a bit higher. The culprit, as we should have known, were 2 MH Aquastats w/ the metal thumb dial. Both set @ 170*. Shut down @ 140*. That's 30*- Mr. Honeywell. Set to 200* & verified w/ the old IR, that 170* is now the actual limit. Still. I wonder why this call didn't come in when it was 15* colder outside?
Last call of the day was no heat on a steamer we installed in October. The Gartster drew this one. Alas. The boiler room operation seemed flawless. 301 GAS up & running. Water line stable as Mount Rushmore. Heat-Timer calibration dead on. Hummm. Called the Property Management folks. Apt 106 was the complainer. Knock-knock. Sure enough, the apartment was cool. Guess so. 2 of the 3 radiator valves were turned off. All 3 vents had been visited by a loaded paint brush. Some counter clockwise action & 3 #5 Gortons later - Mr. Steam was in the house. Still. I wonder why this call didn't come in when it was 20* colder outside?
