Peerless steamer replaced by a Burnham ( Ron Jr. )

I believe they're a new customer for us , looking by the stickers on the boiler .

They were using the coil for hot water and a sidearm coil for a baseboard zone . The stairs were an unpleasant suprise . Typical Long Island touch - make it next to impossible to move stuff downstairs .

    We used the internal coil for the baseboard zone and piped in a gas heater for the domestic .

    Doubled up the boiler risers and dropped them into a 3 inch manifold . Not a peep from the system . We did find the cause of the last boiler's demise - we saw a plume of steam in one of the crawlspaces . We'll have someone check it out soon .

    This one was installed by Kenny , Phil , Tom and myself . We had to split the 4 section JOT and hand carry it out , the stairs were iffy .

    Nice work as always Ron, but is starts leaking on the weekend and you're there Monday morning?

    Excellent work- quite a day and just in time. The owner's will know comfort and quiet they may not have.

    Nice to leave a house with one sticker on a new boiler....

    Nice install.

    Wow Ron and crew that is a nice looking job. I have never done a stem system. I think I have only seen one here in a customer's house. We just dont have that many over here. How long did this one take your crew? How come you didn't Earth Quake strap the Water Heater or put on an expansion tank? We have to do it on all our jobs here.     ... plumb pipes, neat wiring, beefy drop-header, and minimal space requirements. Must be another Ron Jr. install!

    As always Ron your work looks and speaks for itself excellecnce as always ,gotta love that drop header for a single riser awesome it must be quiter then a church mouse on x mas eve,espically using both risers and a larger header ,you guys rock and as always everything straight and plumb ,every day every job the consinstancy of every job installed to manafactures specs if not better, always shows your level of perfection and attention to details which always makes your jobs a pleasure to check out plus knowing the fact that you guys do many of these each week is even more astounding ,As always Ron i bow my head in reconition of your excellently designed and install of replacement boilers ,You guys Rock ! peace and good luck buddy clammy

    A really nice job, thanks for the sidearm pic on the old one, my guys have never seen one like that. Have you done enough of these V84's now that you shop fab the 3" header? I really like the way you kept the water zone coil piping to the back yet with the parts so accessible.

    oil and gas

    Hi Ron

    Do I see oil and gas flue going into the same chimney flue? That is OK? I don't recall why but I thought that was a no-no for some reason.

    Oil and gas can use the same flue, though the gas must be above the oil as it goes into the chimney.

    I am thinking there is a BTU requirement based on the size of the chimney so that you have proper venting with both appliances running at the same time.

    Hey Ron,

    I'm curious about your oil lines. it looks like you coupled on to the existing lines, but based on where it looks like they lead, and where an oil tank might be, I would guess its an underground tank, making it not feasible to replace the lines.

    If the tank is not underground, what requirements does your state have for protecting oil lines? In MA they have to be sleeved in plastic and covered in concrete.

    to the down or leaking boilers in this weather . Probably the reason why they switched to us for the install . Thanks alot Uni R .
  • Prefabbing

    You know , I shoulda remembered what size 3 inch nips we used between the tees . By dropping the header the nips can be off an inch or more and still make up the header . But we try to keep it straight with the boiler line . Thanks for the idea of remembering the sizes .

    I had to rethink the coil piping with the gas heater so close . The expansion tank is a little bit too close to the top of the boiler for my liking , but the top is still accesible . We don't use a bypass with coil zones because the outlet temp is usually less than 200 when the boiler is steaming .

  • Levelling the boiler

    was a real pain . One of those times when 3 sides of the boiler have to be shimmed to get it straight . And then lining it up with the steam main . We had to compromise a bit . It was dead level front to back . Side to side was just a tad off .

  • Yep , it was a buried tank

    Looks a little decieving but most of the lines are in that area under the boiler jacket . I'm not sure about the code , but some municipalities want the oil line cemented . Which I think is a bad idea if unions are buried in it or when the cement is piled up right to the pump . I'd rather see the lines exposed ( but close to the boiler for protection ) so I know if they need replacing .

    Steam is a great change of pace from our normal routine of water boilers . My first 10 years in the biz we were averaging 3 steamers a week . NYC and the surrounding areas are ripe with 'em . Seattle doesn't have many steam systems ?

    This one took 4 of us a full day and some OT . We lost one guy to the gas heater and fluepipes , and the helper did the wiring and oil lines . Me and my buddy Kenny ( who's been installing steamers as long as me ) did the boiler pipework .

    Earthquake strap ? Now I know we're working in way different parts of the country . I'm guessing everything your crews install have to be strapped ? Are earthqquakes a frequent occurance in Seattle ? I'm not sure why we didn't install a domestic expansion tank . I know it's standard for our indirect tanks . Good question .

    As long as the gas flue is above the oil going into the chimney , it's A-OK .
