Tenants pull a fast one

Landlord found out where these people live now and is going after them. The day after they left a Rent-A-Center truck pulled in to reclaim there goods. Tenants took them for about 4000. EJW

    Anyone ever heard of this? I have a customer who owns a few rental properties. He had tenants that were moving out and told them he would reimberse them for fuel left in the oil tank. He asks how much is in the tank and they tell him 3/4. They agree to a number and he pays them. New tenants move in, but unit is locked out with no heat. The oil company comes out and ends up pumping 125 gallons of water out of the 275. Oil company thinks tenants filled it with a garden hose before they left. Nice, EJW

    Isn't that that new hydrogen based fuel everyone is planning for in the future, at the price of oil it's expensive.

    Add the wasted cost of pumping it out and purging the system and this is a sad story. What other junk did those tenants do? Good riddance.

    I once bought a can of paint from the store, it was labeled as mismatch and sold for half price. The color was OK for me, what was not OK was that it too was just plain water.

    The store had accepted the return form the initial customer who had used the paint and replaced the content for a full refund. The store also accepted my return but what a waste of time and effort on behalf of one crook.

    What should the punishment be?

    Lock them...

    Wherever tenants pay for fuel, I choose the supplier and keep the tank locked.

    Learned that the hard way.

    Find out where they moved, and return their property to their new tank.

    I would atleast track them down.................................

    Submit a bill (which will never be paid)for the pumpout and fraudulent product, and definitely try to make the new landlord aware. Give him a heads up. Mad Dog

    I was duped by a chinese restaurant once........................

    They gave me clear hot water instead of egg drop soup. When I went back in to correct the situation, they made the switch to egg drop and the whole kitchen came out with dirty looks to deliver it personally to me. Hmmm that was odd...what did I do to them? I thought. I wasn't even a drunk and obnoxious 19 year old that night. When I went outside to chow down, I found an added surprise: approx. 8-10 toothpicks (punji-sticks?)ensconsed in the egg drop. Let's just say revenge was sweet and cold. Mad Dog

    When I bought my first home,

    At the closing I was presented with a certified letter from the sellers oil company stating something to to effect of "The boiler is in good shape and the tank is 3/4 full of oil. The value of the oil in the tank is $100.00." (don't I wish that now!)

    I was asked to write a check for this amount in addition to all the other stuff you have to do, and I foolishly complied. I was told sometime afterwards that I should have said "No thanks, I do not want the oil, I am going to convert to gas".

    Anyway, that was in August. A month later it was cold and the boiler had been running for only about 2-3 days when it locked out. The gauge was reading 3/4 but when I stuck the tank, you guessed it, NO OIL. I called the oil company who wrote the letter and explained to him what happened and tried to get him to give me my $100.00 worth of oil. His reply was " Not my responsibility, take it up with the seller." I felt it WAS his responsibility as his company supposedly checked the boiler, tank, etc and wrote that letter.

    I told him (and not so politely) that as a new homeowner I would be looking for a fuel oil dealer and service company and it would not be HIS company.
    We had our lawyer contact the seller to get re-embursed to no avail.
    To this day I tell the story of how I paid $100.00 for an empty tank of oil.

    surprise!

    My friend gave his brother a DEWALT cordless drill for christmas, even wrapped it all nice. They exchange gifts with the family and his brother is suprised to find a 1960 BLACK AND DECKER drill inside the box! Some loser returned his old drill to HOME DEPOT in the DEWALT box. This must happen all the time.

    I deal with tenants all day long...

    Every state is different. But if you would like to do something about this dirtbag, get proper documentation, go to court and get a judgement against them. They never show up in court so you always win.

    Take the judgement and using an old rent check, attach their bank account or have the marshall or sheriff take their beat up van or better yet, their dog.

    Works every time.

    Advice from an evil land lord

    Yes, I am a landlord and an HVAC contractor. I know this is going to sound like I am a sicko, but I like both professions.
    I treat the oil in the tank just like a parking meter, if you roll up and someone put more money in the meter than they needed to, then you get some free parking. If not then you have to put the money in the meter or you can't park your A@@ here. Tenants are free to pump the tank into mason jars, and take the oil when they leave.
