Leaking Boiler?

I have a school that was using about 5gals of water a day last heating season, now it's up to 20gals a day. I know to over fill the boiler to check above the water line, but how do you check the buried returns?

I was thinking maybe with an infared tempature gun but if you can't follow the returns that are underground what tricks can you use?

    Leaking system,

    Sounds like the heating system is leaking not the boiler,
    Do you have several circuits which you can isolate one at a time and monitor to see which circuit is causing the problem,
    You need to get it fixed pronto as continue fresh make up water will cause corrosion, Note water is NOT corrosive but the oxygen which comes in with the water will cause the meatl parts of the system to corrode.
