This home was built in the first years of the 20th Century
By the man who Jones Beach is named after. WE were first called in about 3 years ago, when the current owner couldn't find anyone that REALLy knew how his system worked, forget how it could be improved. He had the best guys from a very large oil company and even the best from the gas utility. It was an old Hoffman, two-pipe vapor system with loop seals at the end of the mains rather than crossover traps. Boiler was taking about 1 1/2 hours from a cold start to get the rads warm. After looking over the system, we installed 13 Gorton #2s, placed in strategic locations. Long story short: we cut the heating time more than half. The oil company sent a rep over because their usage had been way down. Owner very happy. Just about two months ago, we replaced the boiler which was only about 15 years old....rubber o-rings! The Burnham V-904 that we put in went together nice and easy. You cannot beat iron push nipples! We have been using these small commercial knockdowns rather than the larger residential models because they are so much easier to get in place. Carlin was the burner. We also piped in a Williamson Indirect to supply the two hydronic zones and radiant staple up that will be going in next month. Enjoyed this install as usual. The V9 series does go together smooth , doesn't it ? Just gotta remember to get the right sized socket for the draw rod nuts ( we forgot ) . It looks like you have 2 zones running off the coil , and you said the indirect is handling other zones . What is making the hot water ?
For ease of installation , I do like the O ring seals in some of these semi-commercial boilers . But it is the weak link and I find it to be inferior to steel or cast push nipples . All in all though , the added time aint that much .
Looks like you just squeeked by with the header height . How much time did this one take for a skim and cleaning ? I bet the old one was neglected .
Once again , amazing work . It's great to see an update on these old Gold Coast mansion systems . The few I've been in had the original equipment still chugging along ......

Thanks Ron...yep I knew a fellow steam guy
would pick that out. WE had about 25" at the lowest end of the header. Cleaning and skimming....about 6 hours!!!!! No wet returns, but you know how the new boilers bring back the crap. Yes, if you don't have the right sockets and open end wrenches...you die. The short draw rods really make it easy. The 5B series with the long rods was Hell! I think Glenn said they will making them with short draw rods now too. Thanks Again Ron. Mad Dog

Thanks for sharing the photos with us. The before photos are good evidence of what neglect can cause over the years and it doesn't matter who makes the boiler, it still happens. Beautiful work as usual and thanks again for sharing it with us. Also, at this point in time the long rods will remain with the Series 5. That's not to say that they could be changed when and if that boiler gets a redesign somewhere down the road.

absolutely top shelf workmanship..yup, weve been seeing many leaky rubber gasket boilers as of late..were burnham people also..you just can't beat push nipples..imho..again great job..as always..

... then again, we wouldn't expect anything else from someone who cares enough about steam to retrofit a new steam system in their own home.
The pictures you posted about the leaks that this steamer sustained (at least for a while, from the looks of it) are impressive. Between the very thick walls and the other heavy construction, this beast must have been built for abuse. My back hurts just looking at the pictures!
The paint-work is just the way to show off the meticulous job you did piping everything as straight and plumb as you did. The valves are a great touch also, they should make maintenance a lot easier... The barometric dampener and the size of the header is impressive to say the least...
I hope the homeowner appreciates the great job you did as much as we do.0 -

And tar and feathers?
Lots of things are factory coated with asphalt paint, a few months ago, we got a batch of large nipples that had all the tell tale signs of being heavily painted with the stuff.
Very few people know or remember how great tar is; I admire you for being so insightful.
We use asphalt paint to protect our pipes too, we also use water based asphalt emulsions with great success.
I'don't feel alone anymore. Thanks.
I include a picture of a 3 inch water line that is approaching 60 years old, asphalt paint keeps the oxygen and water at bay.
