is it a wet base or dry base? dunkirk use to have a dry base boiler that was notorious for this

    only perculates when water is 160 degrees or hotter

    There maybe a .....

    deposit of minerals and lime at the bottom of the boiler and it acts just like a fouled water heater. If it is a replacement boiler they often become the catch-all of the debris from the installation. If there has been an excessive amount of fresh water added it will be loaded with the minerals from the makeup water. I just replaced an electric boiler, no bigger than a bread box, just packed with lime. It popped and sizzled so bad the owners couldn't sleep at night. Short of boiling it out like a tea pot, it was best to replace it. Best Regards.

    Depending on age

    You could try one of several boiler treatment chemicals. I have had limited success again depending on age, better luck if it just started. Hercules boiler cleaner comes to mind.

    and model is the boiler? ...I have seen/heard this on a couple of Peerless JOT boilers...kpc

    I am reluctant to b ring this up but is there any piping buried under you concrete(copper under any of the floors). If there is(are) you may have a break in the piping and the homeowner doesn't notice hte change in boiler pressure because the make up device is doing it's job. Turn off your make up water and pray your pressure doesn't drop. I'll think of you in my prayers.:(

    Yes there was buried copper unde floor,but now dis connected!As unit gets hotter,unit gets louder and louder.I'm flushing unit today and will fix a few leaks,i'll try a boiler cleaner.I'll let you guys know the outcome ,thanks alot!
