Water freezes below zero

Options
3 sewage pit doubles, boilers in a shanty out back. We put a new boiler in one of them this fall. The "manager" had a door to the shanty ready to put on. First 20° weather, the 1/2" copper fill line splits open from freezing. We fix and chew the manager out for no door. I sent the bill to the LL with big letters saying get door on or else. First below zero, they find this. No telling what other damage. No door still. New owner bought it Tuesday. Fool.

Our boiler man went by and gives the boiler, which is barely 2 months old a 50% of survival! Sad thing is, we told the previous owner & current manager repeatedly this would happen. New owner is clueless, probably never seen a boiler before. Well, he's 2 for 3, boilers in his 2 other buildings are purring along nicely. 1 side of a double even has it's window unit fan on!!!!!!!!!!!!!!!!!!! It's 19°.
