    I seem to have same/related issue... since I thought I had scale issues... I just went ahead and put a BRAND NEW 1"dia Honeywell AM-1 70F-140F low lead mixing valve in.

    With the Valve set at 140F, the hottest I can get off of it is about 80F when the tank water leading to it is at 120F. I boosted up the hot water tank to 150F and in turn it raised upabout 100F.

    Note that I use my Hot Water Tank both for domestic hot water AND I run a separate recircuation line off it it thru a Heat Exchanger to heat my house with radiant. System works well although I believe running the hot water tank at !50F makes the tank scale up so I was attempting to run it a little cooler this heating season.

    I had heard that it was common that the AM-1 is defective from the factory in many instances...

    Any help / coaching would be greatly appreciated!
