a 27 story bldg. in the city most probably has a serious heating system and usually also has an on site manager that knows how to maintain it. this is not a one family home. this is big business. write a letter to the board of directors. i would think it worked correctly at one time so that means it can be fixed. what say the other tenants. the noise must be bothering more than one family. sometimes to get good response you must schmear the staff.

    some radiators not getting warm

    I have a 3 story apartment building with 9 units in which some of the radiators are not getting warm.Funny as it seems if you remove the valves on the sides of the radiators they get warm. I have had a number of local heating companies come in to look at it with none being able to fix it. One reccomended that I change the boiler, which I did but the problem still persists.

    I spoke to another local company today and he claims he serviced that location 3 years ago and concluded the problem was not fixable and suggested to the then owner to go to seperate heating for all units.

    This property is located in Binghamton, NY, can someone please help me, fast.

    Reads like you just need new valves,change the radiator valves and the valves on the steam return sizing is important if not sure consult supply house

    Mike,

    Thanks for responding. We changed all the valves when the new unit was installed and made no difference.

    If this is one pipe steam (sounds like it is) measure your mains (length and diameter of pipe), and post the results along with the type of main vents (if any), and the type (mfr and model #) of vents on those radiators that don't heat. Someone will respond.

    What do you mean by valves? Are you referring to the air vents? Or maybe radiator traps?

    Buy Got Steam book from Dan Holohan, it should help a lot.

    expert advice

    consulting the supply house is not a good idea unless they have a qualified heating consultant on staff. i would think you need an on site inspection by a local heating contractor experienced in steam systems similar to yours. after a good inspection you will probably be able to do preventive maintenance yourself. you have to start at the beginning. good luck

    noisy radiators

    I live in a 27 story apt. building that is 40 years old and has steam heat (two pipe). One bedroom has a radiator that BANGS when the heat first comes up in the morning between 5 and 6:30AM and one bedroom has a radiator that loudly clicks and taps. There's no boiler. The building buys its steam from Con Ed. The super has changed the valve caps and the steam traps, but both problems remain. Any good ideas? (By the way, the super insists that the steam valves should not be totally open or totally shut. He says to leave the valve open a crack. ???????????
