Condominium Install

I forgot to say each building has (8) zones using Zone Valves not circulators.

    Condo Heating Conversion

We are the board of directors of a condominium complex in MA. We are thinking of upgrading our heating systems to save on Natural Gas costs. Our complex consists of (16) buildings, each building contains (8) condominium units of approx 850 SqFt. each with approx. 65' of baseboard. Each building has a central boiler room with (2) Burnham2 Boilers 266 in 200 out (or equivalent), and (2) 75gal direct fired hot water heaters. It was suggested to us to either go with (2) Weil McLain GV-6 boilers and (1) Triangle Tube TR-120 indirect water heater or (2) 199M Munchkin boilers, and the same (1) Triangle Tube TR-120. Either system would cost us about the same $ per building. Does one system have benefits over the other? Longevity? Maintenance?

I would go with the condensing boilers (Munchkin or equal)
The fuel savings will be large especially with the change to the indirect water heaters.

As far as maintenance and longevaty Your going to HAVE to have the mod-con boilers serviced yearly (as any unit should be). They are probably more finicky.

As far as longevaty the verdict is still out with most people guessing 15 years.
