8,000 sq. ft., $7,500,000 building in NYC.
Conversation went like this:
GC: "Can you design a zoned hot water heating system for this building?"
Me: "Sure, I can."
GC: "Good. That'll save the client about $4,000 that he was gonna pay the engineer."
Once again, people assuming I work for free.

I want to know
where you could find an engineer who would do that for $4,000 unless it is the simplest of systems. Specifications, schedules, drawings, calculations, field work, construction observation, liability, it all adds up.
Not to mention that one has to be dumbstruck at the attitudes of some people.
But John, at least you know the target price to add into your proposal! Sure, it may save the owner what was to be paid to the engineer. No one said anything about not paying you.0 -

I have been recently let down by a contractor that showed all the signs of being different. In the end, this contractor is the same as the rest of them.

I would also mention that you know an engineer in Mass. that would have charged TRIPLE that so the real savings is more in line with $12k. Thanks Brad!

what about this one?
My ex company boss referred this guy to me, he warned me about this job. As far as I know, this contractor installed some ploy tubings in driveway and room addition, then dropped off the water heater and told customer that they don't do "boiler" hook up... I checked with the local supply house engineering dept if they came across with this job, nope. I havnt seen it yet and I'll proceed with extreme caution and get back to u wallies....0 -

They Aren't All Bad
Most of my work is through GC's and over the years I've worked for some doozies. They've run the gamut from the ones who don't know their a*# from a hole in the ground to the ones who just want to take money out of your pocket and put it in theirs. I've settled into a core group of five or six who give me enough work to stay busy year round.
The ones I work for are timely payers, understand (usually) that they're not my only client, know that since they treat me well I won't abandon them when things go sour and will back them up when needed...the kind of contractors who'll pay me in full while they're liening a customers property. I guess I'm lucky but it sure has been a long road to this point.0 -
Yes, that Mr. Hunt sure is good...
He knows his stuff, does good work and knows how to sell. He's great! Once he learns how to close his tailgate, he will be awesome!

Seriously, though...
I concur with Ted that we can be SERIOUSLY let down by the average G.C. Around here, they are ALWAYS shopping for the cheapest price, onto which they tack on 15%. I really like that one job out of a hundred that is actually engineered with specs; very rare, indeed.
I think the most common error that I see from G.C.'s is that they do a very poor job of insulating, and that directly affects the performance of our heating systems. Very sad. I now prefer to deal with the owners directly. I am tired of the clause: "Work to be performed by others...". I can't count how many radiant slabs around here never got their required perimeter insulation, because it was left up to the G.C. It's a shame. It's much better to take the bull by the horns.
