Model X makes more sense in this example?

Sq feet of steam....
Looking to replace my boiler soon, this question is about sizing a new one.
If I add up all my steam radiators, I come up with 175 sq ft of steam (relatively small apartment).
If I look at boiler ratings I see I=B=R sq ft of steam ratings like this:
Model X 165 sq ft
Model Y 275 sq ft
My question is this: Do I need to multiply my sq ft by 1.33 to cover the pickup factor, thus saying I have 175 * 1.33 = 233 sq feet and thus Model Y looks to be the right size or does the I=B=R rating already include the pickup and so Model Y might be oversized and Model X more appropriate?
Hope that makes sense.
Thanks,

pickup factor
is included in the IBR rating0 -
well..
model x looks smaller than you need. I always like to see bigger. You also need to add more pickup factor if there is no insulation on the pipes or other "unusual conditions" You might have to look at different manufacturers to see which one has a size thats right0
